Details on the Rent Auction

Here's the deal. We're offering a mobile home for rent, and the people who want to rent this 3-bedroom, 2-bathroom home in a family park located in APACHE JUNCTION, AZ, will decide how much the rent is that they'll pay on a 6-month lease.

Below will appear the information on the house. First, we'll talk about how the auction will work. But if you have any questions, call me at 480-628-9786. My name's Jeff and I'm NOT a real estate or mobile home broker or salesperson. If any of this stuff is too complicated or unclear, it's my fault rather than yours, so please call me for clarification.

Location of Auction: At the mobile home: 1100 S. Warner #40; Apache Junction
Time of Auction: 1:00 P.M. to 4:30 P.M.

How the auction will work --

1. The bids will be sealed. No one will know what you bid, unless you tell them, and I won't know until I open the bids after the auction's conclusion.

2. The minimum bid will be $495.00 per month.

3. Your actual rent on the 6-month lease will be $1.00 more than the next highest bid, if you have the winning bid. That way, you don't have to worry about bidding too high, since you'll only pay $1.00 more than the next highest bid (because of this, for the auction to work, there must be at least 2 bidders, but I don't expect that to be a problem). BUT YOU DO HAVE TO WORRY ABOUT BIDDING TOO LOW, since you can easily be outbid. So I suggest you bid what you're actually willing to pay, since you'll pay no more than that amount (if the next highest bidder bids $1.00 less), and you'll probably pay less than you bid (see above).

4. You have to be ready and willing to fill-out and provide your application to the park's management by the end of business on June 22, 2009 (the Monday following the taking of bids on Saturday and notification to you of your winning bid). If you're not prepared to do that, the mobile home will go to the next highest bidder.

5. You have to qualify with the park (again, if you don't, the next highest bidder is my tenant). This means that you can't have any recent evictions (though a foreclosure is okay), and you can't have any recent major felony convictions. A 20 year-old conviction for possession of marijuana, for example, won't hurt you. Your credit can't be really terrible, but if there are a few problems other than recent evictions it likely won't hurt you (call me with any questions). You have to have an income sufficient to support the rent you're bidding.

6. There's no deposit. I mean that in 2 ways. First, there's no deposit or cost to participate in the auction. Second, if you're the winning bidder, you'll pay your application fee to the park, but once you're approved, you pay ONLY your first month's rent. No last month, no security deposit, etc. Just your first month's rent. That payment will be all you pay. Lot rent, water, trash & sewer are included. You pay your own electric (no gas). Your second month's rent will be due 30 days later.

7. Should you win the auction and qualify, you need to pay the rent before the end of June. If you're prepared to move then, that's great, but if you're not, we'll still need to collect the rent for the period of June 30-July 31 (one month's rent). If you have a lease that will make this too costly for you, call me and we'll figure something out for you, before you attend the auction, in case you win.

A couple of more words about bidding. If Albert, Brenda and Charles each bid for the rent, and Albert bids $495.00 (the minimum bid), Brenda bids $505.00, and Charles bids $565.00, Charles will win and pay $506.00/month ($1.00/month higher than the next highest bidder). Charles shouldn't bid $700.00 if all he can afford is $650.00, because another bidder could bid $691.00, but there's no problem bidding $650.00, since he'll either lose (if someone bids more) or win, but pay only $506.00.

Bid sheets will be available at the house on the day of the auction. Please make sure you're going to be available by phone for 2 hours following the close of the auction, so I can let you know if you won. If you're not, I may have to go further down on the list.

THE HOUSE is in a family mobile home park, called Mountain Vista. The address appears at the top of this posting, but if you need directions, please let me know. That said, the park is located between Ironwood and Signal Butte (or to narrow it, between Meridian and Delaware), and is south of Broadway.

When you see the house on 6/20, I don't know what shape it'll be in, because we're in the process of bringing it back up to speed. The work is all cosmetic (except for the bathtub we're replacing in the 2nd bathroom), but if any of it's not done on the date of the auction, it will be completed within a week of when you qualify.

The house has a fenced-in yard, and as said above, it's a family or "all-age" park. Pets are allowed, but not too many per household. Also, pit bulls and other breeds with a reputation (deserved or not) for viciousness probably won't be allowed by the park.

While you're welcome to wait until the day of the auction to look at the home, you're also invited to look at it before that date. Call me and we'll arrange a showing.

Finally, there's also a "Rent It Now" option. If you see the home and can get approved by the park prior to the auction date, and pay your first month's rent by 48 hours before the auction, the rent is $690.00 per month -- an excellent price for a 3-bedroom, 2-bathroom house with a fenced yard. Or you can take your chances with the auction.
